Flashing, penetrations, aging materials, and storm damage are common places to begin a careful inspection.
Start with the visible condition
Note where the issue appears, when it began, and whether wind, rain, debris, age, or earlier work may be involved. Water can travel before it becomes visible indoors, so the first stain is not always directly below the entry point.
Look at the roof as a system
Shingles or panels are only one layer. Decking, underlayment, flashing, penetrations, ventilation, fascia, soffits, and gutters can all affect performance. A useful inspection considers how those details connect.
Decide between repair and replacement
A focused repair may be practical when damage is localized and the surrounding roof still has useful service life. Widespread wear, repeated leaks, deck problems, or several failing details can make a broader replacement conversation more sensible.
